St Kilda’s housing is overwhelmingly apartments — the suburb had more flats than almost anywhere in Melbourne by the 1940s, and it’s only got denser since. The dominant building type is the interwar walk-up: three or four storeys, six to twelve units, no lift, built in the 1920s and 1930s when mansion gardens were subdivided across the suburb. You’ll find them concentrated between Fitzroy Street and Carlisle Street, along Grey Street, Barkly Street, Inkerman Street, and Alma Road. Around 63 per cent of residents rent, the median age is 36, and a lot of people live alone or as couples — average household size is just 1.7. Many of these older apartments have a small European-style laundry cupboard at best, and no outdoor drying space at all. The backpacker and hostel scene around Fitzroy and Grey Streets adds a transient population, but the real laundry demand comes from the permanent residents in the walk-up blocks.
Parking in St Kilda is tight on weekdays. Most residential back streets are permit-only under City of Port Phillip zones. One-way streets are common through the residential grid between Fitzroy Street and Carlisle Street. The quieter streets east of Barkly Street towards Balaclava are a bit easier. The key thing about St Kilda pickups is the building access — most of the older Art Deco and interwar blocks don’t have concierge, lifts, or parcel rooms. The standard pattern is intercom buzzer at the front door, the resident releases the lock, and we collect from you. Some of the smaller four to six-unit blocks have unlocked communal entrances during the day. Newer buildings along St Kilda Road and near the beach have modern intercom and fob access, but they’re the minority.
