Balaclava’s housing is a genuine mix — Victorian weatherboard cottages sitting next to 1960s cream-brick walk-up apartment blocks, with some Art Deco flats from the 1920s and 30s in between. The walk-ups are concentrated on the streets between Carlisle Street and Inkerman Street, particularly along Westbury Street where at least fifteen interwar apartment blocks went up between 1927 and 1940. William Street and Grosvenor Street have the better-quality period housing. Hotham Street has heritage terraces from the 1880s. The suburb has a significant Orthodox Jewish community centred around the synagogues and schools between Inkerman and Carlisle Streets — families who walk to services on Shabbat and value the walkable, low-key character of the area.

Most of the 1960s walk-up blocks in Balaclava are 2–3 storey cream or brown brick with walk-up stairs, no lift, no intercom, and no secure lobby. Entry is from the street via a pathway to a central stairwell — ground-floor units are accessed directly, upper floors via internal stairs. We liaise directly with residents to coordinate pickup — either meet us at the entrance or let us know a safe spot to leave the bag. Carlisle Street has trams and metered parking so we stay off it. The residential side streets have permit zones and get tight around Balaclava Station where commuter parking spills over. The older cottages have straightforward front-door access with low fences.
