Docklands is split into distinct precincts, each developed separately. NewQuay along the northern waterfront and Yarra’s Edge south of the river are the most residential — towers like Voyager, The Quays, and Palladio at NewQuay, and Mirvac’s eight-tower development at Yarra’s Edge. Victoria Harbour mixes corporate offices with newer residential buildings along Collins Wharf. The population is overwhelmingly young professionals renting one and two-bedroom apartments — about 60 per cent are renters, and most don’t own a car. Compact apartments with limited drying space and no backyard make pickup and delivery a practical choice rather than a luxury here.

Navigating Docklands by car takes some getting used to — dead-end streets, water blocking through-routes, and restricted turns near the stadium. NewQuay Promenade is pedestrian-only, so building access there is from Docklands Drive or Harbour Esplanade. Yarra’s Edge is accessed exclusively via Lorimer Street from the south — Webb Bridge is pedestrians and bikes only. On AFL game days at Marvel Stadium, road access and parking across the whole precinct gets disrupted — we don’t typically run during major events, but if we’re in the area we work around it. We also deliver to some events at Marvel itself. Most towers have concierge or building management who can accept your laundry bag if you’re at work. Include your building name and precinct when you book — it makes a real difference for our driver finding you quickly.
