North Melbourne’s housing splits along Abbotsford Street. East of Abbotsford, the wider streets — Brougham, Chapman, Dryburgh, and Leveson — are lined with Victorian and Edwardian terraces, many beautifully renovated, occupied by professionals and young families. West of Abbotsford Street is where the public housing towers sit — at Alfred Street, Canning Street, Melrose Street, and Sutton Street. North Melbourne has the youngest median age of any suburb in this area at 28, driven by its proximity to Melbourne University and RMIT. Nearly 20 per cent of households are share houses — which means a lot of people sharing limited laundry facilities in older terraces not designed for four or five residents.

Errol Street parking is tight and getting tighter — the council is converting hundreds of bays to paid parking in 2026. Residential side streets have permit zones, and properties built after 2005 aren’t eligible for permits, which means newer apartment residents are often competing for limited street spots. The heritage terraces have front doors on or very close to the street — standard knock-and-collect. Many also have rear laneway access. Public housing towers have intercom systems at the ground floor — include your unit number and building address when you book. The Arden precinct near the new Metro Tunnel station is mostly still undeveloped — when the residential buildings arrive over the coming years, that’ll add significant new demand to the area.
