Parkville’s residential pocket is surprisingly small — most of the suburb is hospitals, the University of Melbourne, Royal Park, and the Zoo. The actual housing concentrates in South Parkville, a heritage conservation area bounded by Royal Parade, Gatehouse Street, and Park Drive. The streets here — Morrah, Bayles, Fitzgibbon, Benjamin — are lined with intact Victorian terraces with iron-lace balconies and plane-tree canopies. It’s a genuine enclave: long-term owner-occupiers who fiercely protect the heritage character. Parkville Gardens in the west is the other residential zone — the former Commonwealth Games Athletes’ Village, now over 1,200 dwellings mixing private, social, and affordable housing in a more modern estate. The two areas feel like different suburbs despite sharing a postcode.

Parking near the hospitals and university is brutal — car parks fill before 9am on weekdays, and hospital visitors spill into residential streets looking for spaces. The South Parkville heritage streets have permit zones, and council enforcement is very active. Pickups here work best outside hospital peak hours — early morning, evenings, or late morning. The heritage terraces have direct front-door access from the footpath, often with rear laneway access too. Parkville Gardens is easier — modern estate with on-site parking and a more relaxed feel, but it’s isolated with limited services. The new Parkville Metro station on Grattan Street is changing foot traffic patterns around the precinct. Royal Parade and Flemington Road both carry trams and are off-limits for stopping.
