Flemington has two distinct faces. West of the railway line, the established residential streets — Wellington, Farnham, Addison, and George — have renovated Victorian and Edwardian weatherboard cottages and brick terraces, occupied by professional families who’ve gentrified the area. East of the railway is the Debney Estate, one of Melbourne’s largest public housing communities. Four 20-storey towers on Racecourse Road and Holland Court house a diverse population. Two of the towers are being replaced with new social housing, and 359 new apartments on Victoria Street are already occupied. The new dwellings have private laundries, but the older towers share communal laundry facilities. The Newmarket townhouse development near Pin Oak Crescent is well established now, with around 6,100 residents.

Racecourse Road carries trams 57 and 59 and is the main arterial, with time-restricted parking along the strip. The established residential streets to the west have standard on-street parking — fine during the day, though the older cottages rarely have driveways. During the Melbourne Cup Carnival and major race days, parking restrictions tighten across the whole suburb and access around the racecourse gets heavily managed — we haven’t had to actively schedule around it yet, but we would if needed. For the established cottages, pickup is front-door access with a verandah and a short path. Public housing towers have intercom entry at the ground floor — include your unit number and building address when you book. The Newmarket townhouse development near Pin Oak Crescent has individual front doors at street level — straightforward access.
