The CBD’s residential population is concentrated in the northern half of the Hoddle Grid — A’Beckett Street, Franklin Street, La Trobe Street, and Spencer Street are where people actually live, while the southern end around Collins and Flinders is almost entirely office space. A’Beckett Street alone has thousands of apartments across towers like EQ, Empire, and Queens Place. The western end around Spencer Street has West Side Place, one of Melbourne’s biggest residential developments. Around half the CBD’s residents are overseas students, and purpose-built student housing clusters tightly around RMIT — Scape, UniLodge, and Iglu all run multiple buildings within a few blocks of Swanston and La Trobe. Most apartments are compact one or two-bedroom units, and many were built without in-unit laundry. That’s a lot of people who need their washing done.

Street parking in the CBD is essentially non-existent for residential pickups — short metered bays and clearways on every major street during peak hours. We use loading zones where available. The bigger towers like West Side Place and Aurora Melbourne Central have dedicated loading areas at ground or basement level. For most buildings, we collect via the concierge desk or lobby intercom — the driver buzzes your apartment, you release the door, and we’re in and out. Student accommodation buildings have 24-hour reception desks. If you’re not home, concierge can hold your bag. Include your building name and apartment number when you book so we know exactly where we’re heading.
