Carlton has the youngest population of any suburb we service — median age 27. It’s overwhelmingly students and young professionals, with over 70% renting. The student accommodation towers along Swanston Street between Queensberry and Grattan Streets — UniLodge, Scape, Urbanest, and others — house thousands of residents in buildings up to 19 storeys. Most have communal laundry rooms rather than in-unit machines, and those machines get hammered. Away from the Swanston corridor, the heritage terraces on Drummond Street and Rathdowne Street are a different world — grand double-storey Victorians with lacework balconies, many subdivided into share houses. Cardigan Street mixes both: terraces alongside modern apartment buildings.

Parking in Carlton is the tightest in our service area. Most streets are 1P or 2P during business hours, enforcement is active, and properties built after July 2005 can’t get resident parking permits — which covers most newer buildings. We approach from the side streets — Bouverie, Cardigan, Leicester, Berkeley — rather than Swanston Street itself. The student towers and apartment buildings use swipe-card or intercom entry, so we need to meet you directly for the handoff. The heritage terraces are simpler — front door on the street, often with a rear laneway for access too.
