Princes Hill covers just 0.4 square kilometres — about a dozen streets between Pigdon Street, Lygon Street, Park Street, and Bowen Crescent facing Princes Park. Almost the entire suburb sits under a heritage overlay, and the streetscape reflects it: Victorian and Edwardian one-storey terraces line the interior streets (Arnold, Garton, Holtom, Lang, Richardson, Wilson, Paterson), with larger detached homes on Pigdon Street and along Lygon. There are more flats than you’d expect — interwar two-storey flat buildings make up nearly a third of the housing stock, and about 45% of dwellings are rented. It’s a pocket of professional singles and couples, many of them renters in the flat stock, alongside long-term owners in the terraces.

The streets are wide by inner-suburb standards — a legacy of the original government subdivision — and most properties have bluestone rear laneways as well. Permit parking applies, but kerbside space is generally available during the day. The suburb is directly adjacent to our Lygon Street base, so turnaround on Princes Hill pickups is about as fast as it gets. Most pickups are from terrace front doors on the street or from the interwar flat buildings, which typically have accessible common entrances.
