Northcote’s character changes quite a bit from south to north. Down near Westgarth station it’s predominantly Victorian brick homes — Northcote was historically a brick-building suburb because of the local brickworks, so there’s less timber here than in Brunswick or Thornbury. The Merri Northcote development on Walker Street has added 250 apartments near the Merri Creek end. Around Ruckers Hill the houses get grander and the streets get steeper — it’s genuinely hilly approaching from the creek side. Further north toward Croxton station, the housing transitions into 1920s California bungalows, and there are pockets of 1960s walk-up flats scattered through the east side. Most of the renovated period homes have compact laundry setups — European machines squeezed into a cupboard — that struggle with larger loads.

High Street is tricky to stop on because of tram 86, but the residential streets either side are generally fine for parking. Most are still unrestricted — Darebin Council tried to introduce broader permit parking a few years back and the community pushed back, so for now it’s only restricted near the stations and shopping strip. The period homes are straightforward front-door pickups with verandahs and small front gardens.
