Fairfield is a weatherboard suburb — unlike neighbouring Northcote where clay deposits meant brick construction, Fairfield’s geology produced timber homes. The dominant housing is Edwardian and Federation cottages with return verandahs, plus a strong secondary layer of interwar California bungalows visible on streets like Wingrove and Gillies. It reads as a family suburb: couples with children are the most common household type, and over half the homes are owner-occupied. New apartment development is concentrated near the station — a four-level building by Glenvill was completed opposite Fairfield Station in 2023, and there are more in the pipeline along Heidelberg Road and Railway Place. But the overall character remains detached timber homes on tree-lined streets.

Station Street has time-restricted parking during business hours — the 89 businesses on the strip keep the kerbside spaces turning over. Wingrove Street and Railway Place near the station are tighter too. The residential streets beyond the village strip are a different story — unrestricted parking and easy access, though the older period homes typically only have a single side driveway at best, so on-street parking gets well used. Pickups are overwhelmingly from front doors with direct street access. For the newer apartments near the station, include your building details when you book — these have intercom entry and secure lobbies.
