South Melbourne has some of inner Melbourne’s best-preserved Victorian workers’ housing. The Emerald Hill heritage area — bounded roughly by City Road, Clarendon Street, Park Street, and Cecil Street — is lined with modest single-fronted cottages and terraces from the 1860s through 1880s. Streets like Cobden, Thomson, Bank, and Dorcas have intact rows of timber and brick cottages with verandah-width setbacks. Many are narrow-frontage homes originally built for workers, now renovated but still compact — tight internal layouts, small laundry spaces, and limited drying options. The newer apartment towers start at the edges, particularly along City Road where Southbank’s density begins to creep in, and in the Montague precinct toward Fishermans Bend where major developments are going up. About 56 per cent of residents rent, and the demographic skews toward young professionals.

Clarendon Street carries Route 12 trams, so stopping on Clarendon itself during business hours is risky — use the side streets. The heritage cottages have front doors directly on or very close to the street — often just a metre or two of setback with a low picket fence. Many also have rear laneway access via narrow bluestone laneways behind the terrace rows. These are the quickest pickups — walk up, knock, collect. The newer apartment buildings in the Montague area have intercom and sometimes concierge during business hours.
