The core of Albert Park is Victorian brick terraces — rendered facades and lacework verandahs on tight blocks. St Vincent Place and Howe Crescent have the grandest homes, but most of the suburb is single-storey and double-storey terraces on streets like Page, Merton, and Faussett. Owner-occupiers dominate inland — families and professional couples who’ve held properties for years. The apartment stock sits in two distinct pockets: boutique low-rise buildings along Beaconsfield Parade, and the proper high-rise towers on Queens Road where most of the suburb’s renters live. Those Queens Road apartments often have compact European laundry setups or shared facilities, and the Beaconsfield Parade conversions aren’t much better for space.

The heritage terrace streets inland are straightforward for pickup — front doors open close to the footpath with small front gardens and low fences. Parking on residential streets is permit-zone with 2-hour limits, but the streets are wider than most inner-Melbourne suburbs so finding a spot during the day is usually fine. Beaconsfield Parade is a different story — paid parking that fills early, especially in summer. Queens Road is very busy with limited stopping options — we can pick up from there but it takes some coordination. Include your building name when you book if you’re on Queens Road. During Grand Prix week in March, temporary parking restrictions go in across the suburb and access around the lake circuit gets complicated — we may need to adjust timing, but it’s worth knowing.
