Port Melbourne has a clear split between its older settlement area around Bay Street and the waterfront developments to the south. The original grid streets — Rouse, Graham, Stokes, Nott — have rows of single-fronted Victorian weatherboard cottages, many with heritage overlays protecting the original facades despite extensive renovations behind. South of Graham Street, Beacon Cove is a different world — around 1,100 Mirvac-developed dwellings from the late 1990s and 2000s, split between two and three-storey townhouses and waterfront apartment towers up to 14 storeys. Port Melbourne has the highest owner-occupancy rate of any suburb we service in this area — over half the residents own their homes. The demographic is a genuine mix: young professionals, established families, and downsizers.

The Route 109 tram runs on its own dedicated right-of-way along the former Port Melbourne railway line — it doesn’t run on Bay Street itself, so Bay Street parking is straightforward, just time-restricted. Beacon Cove’s streets are all public and open — it’s not a gated community despite the planned-estate feel. Townhouses there have front doors facing the street with low fences, making pickup simple. The waterfront apartment towers have intercom and secure entry but generally no concierge — include your building details when booking. The heritage cottages around Bay Street are the easiest access of all: front door directly on the footpath, ring the doorbell, collect. Some have rear laneway access too. Street parking in the cottage area is generally fine during the day, though it gets busier when visitors head to the beach and Station Pier.
