Carlton North has the largest collection of small Victorian and Edwardian terrace housing of any suburb in the state. Over 70% of dwellings are terraces — single-storey and double-storey attached row houses on a tight grid. Drummond Street and Canning Street are the wide, tree-lined boulevards with grander double-fronted terraces. The cross streets between them — Lee, Fenwick, Pigdon, Mary, Curtain — are the denser terrace rows, mostly single-fronted on compact blocks. There’s virtually no apartment stock and no public housing towers. The residents are predominantly professionals — academics, healthcare workers, legal — many connected to nearby Melbourne University. Properties here are tightly held with average hold periods over 12 years.

Almost every pickup in Carlton North is a house with a front door and a low fence — no intercoms, no security gates, no lobbies. The grid layout is simple and the interior residential streets have no through-traffic. Parking is permit-zone with 1- or 2-hour limits throughout, and most terraces have no off-street parking, so street spaces are competitive. A distinctive feature of this suburb is the rear service lanes behind virtually every row of houses — originally for horse-drawn deliveries, now used for car access and bins. These lanes can work as an alternative access point if the front is tricky. Nicholson Street on the eastern boundary has tram 96, and Lygon Street on the western side has trams 1 and 6, but neither affects the quiet interior streets. One of the closest suburbs to our base.
