Elwood is one of inner Melbourne’s densest apartment suburbs — over 70% of dwellings are flats. Poets Corner between Barkly Street and Glen Huntly Road is the densest pocket — Southey Street has Art Deco blocks end to end, and Avoca Court off Avoca Avenue has an intact interwar court of small named buildings. Broadway has the heritage-listed Windermere at number 49 in Streamline Moderne style. Brighton Road along the eastern edge is lined with larger interwar and 1960s blocks. A second wave of 1960s–70s cream-brick walk-ups fills the mid-suburb streets. Quieter house pockets survive on Hennessy Avenue, Tiuna Grove, and the beach-named streets near the foreshore.

Residential streets typically have 1– or 2-hour time-limited parking with permit holder exemptions, so our drivers need to be quick. Tram Route 67 runs along Brighton Road with clearway restrictions during peaks, but no trams run through Elwood’s interior. The older Art Deco walk-ups often have an unlocked common entry or simple lock at the front door — no concierge, no lobby, just a stairwell. Some have been retrofitted with intercom buzzers. The 1960s blocks are more likely to have a locked entry with intercom. Modern buildings like Elwood House have ground-floor units with individual street-level entries, and upper floors use secure intercom.
