Heidelberg West has one of the most varied housing mixes in our service area. The suburb was built almost entirely by the Housing Commission in the 1950s — single-storey brick veneer and concrete homes, many as semi-detached pairs sharing a wall. About 23% of households live in social housing, which is ten times the Melbourne average. The Olympic Village area around Southern Road and Oriel Road dates from the 1956 Games — those original homes were designed as individual dwellings, not tower blocks, and many have since been renovated and sold into private ownership. New social and affordable housing is replacing older stock: the Tarakan Street development added 130 homes in 2024, and the Bell-Bardia site will add another 104 by 2027. Nearly half the suburb rents.

The Housing Commission grid layout makes the suburb easy to navigate — straight streets at standard suburban widths. The original homes have front yards with low or no front fences, so door-to-door access is simple. The new Tarakan Street development was intentionally built without perimeter fences, but the apartment portions have communal entry points with buzzer access — include your unit details when booking. East of Oriel Road tends to be better maintained than west, with streets like Redwood and Mulberry in good condition with mature trees. Bell Street along the northern edge is a major arterial to avoid for pickups. Southern Road has a wide tree-lined median and is easy to navigate. For the semi-detached pairs, most have their own front door on the street — access is no different from a freestanding house.
