Bellfield is compact — under one square kilometre with about 2,000 residents. The original housing is post-war brick veneer from the Housing Commission era, low-set single-storey homes in a grid with short courts and cul-de-sacs (Boronia Court, Erica Court, Lime Court and others). The suburb has changed significantly in the last few years. A 58-dwelling social housing complex was completed on Banksia Street in late 2023, and new townhouses are appearing on Skeffington Street and along Liberty Parade near Darebin Creek. Liberty Parade is the most sought-after pocket — original homes on larger blocks backing onto the creek parklands. Nearly half the suburb rents, and the population is culturally diverse with Arabic, Greek, Somali, and Italian-speaking communities.

The internal court layout is great for pickups — quiet, low-traffic streets with easy parking. The original Commission homes have front yards with direct street access and low or no front fences. Bell Street along the northern edge is a busy multi-lane arterial with clearway restrictions — not a place to stop for pickups. Banksia Street on the southern side carries bus routes and is busier too. For the newer social housing complex at 230 Banksia Street, include your buzzer or unit details when booking — it’s a four-storey building with secure intercom entry. Some of the newer townhouses on Liberty Parade have remote-control gates and higher fencing.
