Reservoir is our largest service area by population — over 50,000 residents spread across nearly 19 square kilometres. The dominant housing is 1950s and 60s single-storey brick veneer and weatherboard on generous blocks, but the suburb has two distinct halves. West Reservoir around Edwardes Street and Edwardes Lake Park is the more gentrified side — post-war homes being knocked down and rebuilt, young families who can no longer afford Thornbury moving in. East Reservoir around Broadway retains more traditional working-class character. The south below Edwardes Street is closest to Preston and has seen the most change. The far northwest has the Merrilands Estate — over 3,000 lots from a 1919 subdivision with a covenant that prohibits multi-dwelling development, so those blocks stay as single houses with big yards. It’s a genuinely multicultural suburb: Italian, Greek, Indian, Vietnamese, and Albanian communities are all well represented.

Residential street parking is easy across most of the suburb — the generous blocks and driveways mean there’s plenty of kerbside space, especially north of Edwardes Street. The Merrilands Estate in the northwest has a non-grid street layout (curved streets, crescents) that takes a bit of getting used to, but parking there is no issue. The main pain points are the Cheddar Road and High Street intersection near the train line, Edwardes Street near the shops during busy periods, and Plenty Road where tram 86 runs through the eastern side. New townhouse infill around the station and along Leamington Street typically has groups of two to five units with shared driveways and individual front doors — straightforward access.
