Coburg North has four distinct residential pockets, and the housing changes noticeably between them. West of Merri Creek around the Merlynston area, you get inter-war weatherboard bungalows on streets like Bain Avenue and Fischer Street — single-storey, open front gardens, classic garden suburb character. East of the creek, the Newlands Estate is a former Housing Commission development of around 770 homes — mostly red and cream brick cottages from the early 1950s, many with weatherboard extensions added over the decades. Then there’s Coburg Hill on the old Kodak factory site, where around 520 modern townhouses and detached homes went up from 2011 — two-storey, double garages, high fences, a completely different feel to the older streets next door. The established Italian, Greek, and Lebanese families who’ve been here since the 1960s are mostly homeowners, and the newer Coburg Hill residents tend to be young families. About a third of residents rent.

The Newlands Estate east of the creek is the trickiest part for navigation — the streets are curvilinear rather than a grid, with courts and crescents that double back on themselves. The terrain is also hilly, which is unusual for this part of Melbourne. Ballard Avenue, Boyd Crescent, and Whitton Parade wind around rather than running straight. West of the creek in Merlynston the grid is standard and flat. At Coburg Hill, the front doors can be less obvious behind prominent double garages — look for the pedestrian entry rather than the driveway. Street parking is easy throughout the residential areas. Sydney Road north of Bell Street is mostly automotive businesses and not great for stopping, and Bell Street itself is a major arterial to avoid. Merri Creek limits crossing points between the western and eastern pockets, so plan your route accordingly.
