Preston is our largest service suburb by population — over 33,000 residents spread across a big area from Thornbury’s border up to Reservoir. The southern end below Bell Street has gentrified significantly: California bungalows and Art Deco homes on streets like Gower and Bruce, with young professionals moving in from Thornbury and Northcote. North of Bell Street is more traditional — post-war weatherboard and brick veneer on generous blocks. New apartment buildings are concentrated along the main corridors: High Street, Plenty Road where tram 86 runs, Bell Street, and around the station. These mid-rise developments are adding hundreds of apartments, most with intercom entry and basement parking but no concierge.

The residential side streets in Preston are generally easy for parking — especially north of Bell Street where the blocks are bigger and there’s more kerbside space. South of Bell Street is a bit tighter as townhouse infill eats into on-street availability. Plenty Road carries the tram so we avoid stopping there, and Bell Street is a four-lane arterial. High Street is manageable outside the main commercial zone between Cramer and Murray Road. For the newer apartment buildings, we need to meet you at street level or you buzz us in — there’s no concierge. The older homes have front yards and direct door access. Near Preston Market, parking can be tight on market days.
