Heidelberg Heights is mostly 1950s and 60s post-war brick veneer on generous lots — the typical pattern for this part of Melbourne’s northeast. What’s changed is the infill: older homes on big blocks are being replaced by groups of two to four townhouses, and the former Haig Street Primary School site is now home to 117 Metricon townhomes called The Haig, the suburb’s densest residential cluster. Nearly 20% of households are single-parent families, which is notably higher than surrounding suburbs. It’s culturally diverse too — Indian, Chinese, Italian, and Vietnamese communities are all well established. Proximity to the Austin Hospital, La Trobe University, and Northland Shopping Centre drives consistent rental demand from healthcare workers and students.

Residential streets are easy to park on — the post-war streetscapes are wider than inner-city suburbs, with nature strips, driveways, and no permit parking in most areas. Bell Street is the exception: multi-lane arterial with clearway restrictions during peak hours, heavy traffic throughout the day. We stay off Bell Street for pickups. The quieter interior streets — Shakespeare Grove, Shelley Street, Keats Street, Porter Road, Monash Street — are straightforward. The Haig development has its own internal streets (Heffernan Walk) with direct front-door access to each townhouse. The older homes have standard front yards and easy door access.
