Pascoe Vale South has three distinct pockets. The southern part around Grand View Avenue and Coonans Road — locals call it Coonans Hill — has substantial 1930s inter-war homes on elevated land with city views. The central area around Gallipoli Parade and Heliopolis Street is a 1920s War Service Homes Commission development for returned servicemen, with modest inter-war brick and weatherboard cottages. Further north, the Peppercorn Estate from the 1990s has more modern housing. Owner-occupation is very high throughout — over three-quarters of households own or are paying off their home — and most residents are established families who have been here for years.

Melville Road carries the Route 58 tram, so there are parking restrictions around tram stops, but the residential streets on either side are wide and unrestricted. Bell Street along the northern edge is a busy arterial with clearway restrictions — not suitable for stopping. The residential streets throughout are quiet, with driveways on almost every property and standard front-door access. A few newer townhouse developments are appearing but the suburb remains overwhelmingly freestanding houses.
