Pascoe Vale has a lot of townhouse construction underway. The original housing — inter-war and post-war brick veneer and weatherboard — is being steadily subdivided, with two or three townhouses replacing a single home on streets like Surrey, Prospect, Austin Crescent, and Kitchener Road. Heritage pockets on Turner Street and around Gavin Park retain their original character. The suburb is on a similar gentrification trajectory to Brunswick and Coburg but at an earlier stage, with younger families and professional couples moving in alongside the established Italian and Greek communities who have been here for decades. It is a large suburb — over 18,000 people — so the laundry volumes are there.

Pascoe Vale Road is a four-lane arterial running the length of the suburb — heavy traffic, clearway zones, not suitable for stopping or deliveries. Properties on Pascoe Vale Road need a side-street approach or rear access. The residential streets off the main roads have easy, unrestricted parking in most areas. Streets where townhouse development clusters — Prospect, Kitchener, Austin Crescent — may have slightly less available parking as dwelling density increases. Permit zones apply near the station and shopping areas. Most homes have driveways and standard front-door access. For townhouses, shared driveways with unit numbering are the norm.
