Glenroy has changed more than the surrounding suburbs in the last decade. About a third of dwellings are now townhouses or semi-detached — double the rate of Fawkner or Thomastown next door. Developers have been buying the original 1950s brick veneer homes on larger blocks and replacing them with two to four townhouses, particularly on streets like Chapman Avenue, Belair Avenue, Churchill Street, and Isla Avenue near the station. The result is a patchwork: original cream brick single-storey homes with Mediterranean-style gardens sitting next to new two-storey rendered townhouses. South of Glenroy Road toward Oak Park is the more established and better-maintained pocket — the old ANA Estate west of Pascoe Vale Road is particularly well kept. North toward Jacana the character is more mixed. Glenroy is the most diverse of our northern suburbs, with large Nepalese, Indian, Pakistani, and Lebanese communities alongside the older Italian and Greek residents. Over a third of residents rent.

The station precinct has been reshaped by the 2022 level crossing removal — new road layouts include a one-way section on Waterloo Road and a new roundabout at Hartington and Nelson Streets, so if you haven’t been through recently the roads are different from what you might remember. Pascoe Vale Road divides the suburb and is difficult to stop on — four lanes and heavy traffic. The residential streets either side are manageable, but parking is tighter than in Fawkner or Hadfield because the townhouse density means more cars per block with fewer off-street spaces. The high proportion of multi-dwelling sites means you’ll encounter shared driveways and unit numbering more often here than in any other suburb on our northern route. Most newer townhouses have buzzers but no concierge. For the original houses, it’s standard front-path-to-front-door access.
