Malvern is more house-dominated than its neighbours Armadale and Toorak — about 47% detached homes on streets that were required to have minimum 50-foot frontages and brick-only construction from the early 1900s. The result is a consistent streetscape of red-roofed brick villas on generous blocks: Victorian Italianate with ornamental brickwork, Edwardian with return verandahs, and interwar California bungalows. Apartment density clusters at the southern end near Malvern station, where the Malvern Collective development has added over 260 apartments across two towers up to 17 storeys — the largest single residential development in the suburb. Away from the station, the residential streets are quiet and leafy with high home ownership and families who tend to stay put for decades.

Glenferrie Road carries tram 16 on a narrow carriageway — difficult for stopping, and metered parking is tight. We approach from the residential side streets instead. Malvern station has no dedicated parking, so surrounding streets are time-restricted and fill during commuter hours. Further from the commercial strip, residential streets are generally unrestricted with most homes having driveways. The Malvern Collective near the station has concierge and intercom entry. Older walk-up apartment blocks near Glenferrie Road have basic buzzer entry. The period homes throughout the suburb have standard front-door access with driveways and front gardens.
