Kooyong is tiny — just over 800 residents in half a square kilometre. It’s one of Melbourne’s wealthiest suburbs, with over 70% of homes owner-occupied and a median household income among the city’s highest. The housing is predominantly interwar — solid brick homes in Old English Revival, Arts and Crafts, and Spanish Mission styles from the 1910s and 1920s, on generous blocks with established gardens. Streets like Monaro Road, Avenel Road, and Talbot Crescent have some of the suburb’s finest examples. There are more apartments than you’d expect — about a quarter of dwellings — mostly in older low-rise blocks and a few newer boutique developments. It’s a small suburb, but one that still needs its laundry done.

Parking is easy on the residential streets — wide, quiet, and most homes have driveways and garaging. Glenferrie Road forms the western boundary with tram 16 and restricted parking, but one block east and it’s straightforward. Kooyong Station creates some commuter parking on Talbot Crescent during the week. Most homes have front-door access behind garden gates — some properties have intercom buzzers at the front gate rather than the door itself.
