Despite the mansion headlines, nearly half of Toorak’s dwellings are actually apartments — walk-up flats from the 1920s through 1960s scattered across the suburb on streets like Mathoura Road, Orrong Road, and Glenferrie Road. The genuine mansion belt sits north of Toorak Road on what locals call “The Hill” — St Georges Road, Albany Road, Lansell Road, Clendon Road, Hopetoun Road, and Irving Road. These are properties on enormous blocks with established gardens, high walls, and automated gates. The largest demographic here is actually the 65-plus age group — downsizers and long-term residents. Newer boutique developments on Mathoura Road and Tintern Avenue target this market specifically, offering ultra-luxury apartments with just three or four residences per building.

The mansion streets north of Toorak Road are wide, quiet, and tree-canopied with very light traffic. Street parking is usually unrestricted because most residents have multi-car garages. The challenge is access — high walls, hedging, security cameras, and automated gates are universal. Both customers and their household staff handle pickups, so include any gate intercom details or staff instructions when you book. Toorak Road itself is congested with tram 58 and limited parking. The older walk-up flats throughout the suburb have buzzer panels at the front entrance — no concierge, 2–3 levels. New boutique developments have secure entry with concierge who can receive laundry on your behalf.
