Armadale has a split personality. The streets north of High Street — Kooyong Road, Orrong Road, Hampden Road, Northcote Road — are the grand residential pocket. Victorian villas and Italianate mansions on wide leafy blocks, most owner-occupied by established families and professional couples. But census data shows over half of Armadale’s dwellings are actually apartments. They concentrate along High Street itself, where newer luxury developments sit above the shops, and along Wattletree Road and Dandenong Road where older walk-up blocks and newer boutique buildings mix. The downsizer market is strong here — couples moving from large family homes into luxury apartments within the same suburb. That transition often means going from a house with a full laundry to a compact European machine in an apartment.

The grand residential streets north of High Street are easy for pickup — wide roads, front driveways on most properties, and light traffic. Many of these homes have gated front entries, so include any gate or intercom details when you book. Both customers and their household staff handle pickups here. High Street itself has tram 6 running along it with metered parking and clearway restrictions — we don’t stop on High Street directly. The side streets either side are much better. Newer luxury apartments on High Street and Wattletree Road have sophisticated entry systems — intercom apps, number plate recognition, parcel lockers — so building name and access instructions matter. The older walk-up blocks on Dandenong Road are simpler, typically buzzer entry without concierge.
