Collingwood is about two-thirds apartments — the highest proportion of any suburb we service outside the CBD and Carlton. The signature Collingwood housing is the warehouse conversion: former factories on Oxford Street and Cambridge Street turned into loft-style apartments with four-metre ceilings and industrial windows. These buildings look impressive but many don’t have space for in-unit laundry in the original shell fitouts. North of Johnston Street on streets like Easey and Bendigo, you get small workers’ cottages — single and double-storey on narrow lots. South of Johnston Street is more commercial and industrial, with newer apartment developments filling in. About two-thirds of Collingwood residents rent, the average age is 33, and a lot of people here don’t own a car.

Most of the roads in Collingwood are one-way, but once you know the grid it’s straightforward — we’re through here regularly. Smith Street and Hoddle Street are off-limits for stopping, so we use the quieter interior streets like Easey, Perry, Bendigo, and Harmsworth. Yarra Council parking enforcement is active, and timed spaces fill up fast. For the warehouse conversions on Oxford and Cambridge Streets, access is via intercom — each building has its own layout, so let us know your unit details. The workers’ cottages have direct front doors on the street. If you’re above a shop on Smith Street, the residential entry is usually a separate door or rear laneway — let us know which one when you book.
