The grid of streets between Hoddle and Church has rows of Victorian worker’s terraces on Stafford, Stanton, Raphael, and Vere Streets — single-storey, tight to the footpath, built long before anyone had a washing machine. Many have been converted into flats without adding laundry. East of Nicholson Street, large apartment developments have transformed the suburb’s density: 296 apartments at 631 Victoria Street, 192 at 675 Victoria Street, and more along the corridor. Warehouse conversions like the Denton Hat Mills on Nicholson Street and the former nickel factory at 655 Victoria Street add another layer — loft-style living where laundry is often an afterthought in the original fitout.

Many of the residential streets here are one-way, and the grid takes some learning — but once you know the pattern it’s manageable. We avoid Hoddle Street and Victoria Street for stopping. Victoria Street carries two tram routes and has almost no on-street parking during restaurant hours. The residential side streets between the main roads work for parking, though permit zones are common. The Victorian terraces have direct front-door access right on the footpath — no garden, no buzzer, just a door. The newer apartment buildings on Victoria Street use intercom entry with basement parking but no concierge, so we need to meet you at street level or you buzz us in.
