Burnley is one of the smallest suburbs we service — under 800 residents, with nearly half the land taken up by parks, the golf course, and the university’s horticultural campus. The residential pocket is compact: heritage cottages and Edwardian villas on Madden Grove, Stawell Street, Cherrill Street, and Adams Street form the original “Golden Square” neighbourhood. The former Channel Nine studios on Bendigo Street were redeveloped into a substantial housing estate with townhouses and apartments — this single development roughly doubled the suburb’s housing stock. Between that and a handful of period homes, there’s not a lot of laundry volume here, but we pick up on the same run as Richmond and Cremorne.

The residential streets are quiet with easy parking — a big contrast to neighbouring Richmond. Burnley Station sits on Madden Grove and is a premium station on several train lines, so there’s some commuter parking pressure nearby. Swan Street is the main commercial road with tram 70 — we don’t stop there. The heritage cottages have standard front-door access with small front gardens. The newer Bendigo Street development has a mix of street-level townhouse entries and apartment buildings with intercom access. The main thing to be aware of is that CityLink and the Monash Freeway create traffic and noise at the Burnley Street end, and there are really only two ways in and out of the residential pocket.
