Macleod has five distinct residential pockets. The Golf Links Estate around Aberdeen Road and the station is the original post-war core — brick veneer on 500–700 sqm lots with increasing townhouse infill. The Victoria Cross Estate south of Cherry Street has a diagonal street layout with streets named after VC recipients — Jacka, McNamara, Ruthven, Dunstan — and the most mixed housing character, from 1920s weatherboards to 1960s unit blocks to modern rebuilds. It’s also the most popular pocket for student and rental accommodation given its proximity to the station and La Trobe. The Springthorpe Estate in the north is the newest addition — about 900 modern dwellings on the former Mont Park Hospital grounds, with its own country club, curved landscaped streets like Springthorpe Boulevard and Linaker Drive, and large architect-designed homes. About 73% of residents own their home, and the suburb is predominantly families with children.

Residential streets have overwhelmingly unrestricted parking — most homes have driveways and garages. Around Macleod Village on Aberdeen Road, parking is time-limited and can be tight during business hours. Commuter parking near the station adds weekday pressure. The Victoria Cross Estate’s diagonal streets may require GPS the first time through. Springthorpe has modern designed streets with easy access. Almost every pickup is from a freestanding house or street-facing townhouse with a clear front door. The few low-rise walk-up blocks in the Victoria Cross Estate have shared driveways and individual front doors without intercom. No high-rise buildings anywhere in Macleod.
