Essendon West is tiny — about 1,500 people — and almost entirely freestanding houses. The streets have gemstone names from an old 1880s subdivision: Beryl, Diamond, Emerald, Garnet, Pearl, Ruby, Sapphire. Most of the housing is 1950s and 60s post-war brick, though larger modern rebuilds are appearing on subdivided blocks, particularly near the river where the views are worth the investment. Owner-occupation is high, the average hold period is over a decade, and most residents are established families.

The easiest suburb we service in the inner west. Quiet streets with zero through-traffic — the suburb is bordered by Steele Creek and the Maribyrnong River, so there is nowhere to cut through to. No traffic, no parking restrictions, no secure-entry buildings. Every property has a visible front door and most have driveways. Pickup here is as simple as it gets.
