Eaglemont is almost entirely detached houses on large blocks — heritage overlays across much of the suburb keep it that way. The Glenard Estate on the hilltop is the most distinctive pocket: curvilinear streets like Glenard Drive, Outlook Drive, and Mossman Drive following the contours, with Walter Burley Griffin–designed homes in Knitlock brick with open front gardens (heritage rules mandate no high fences). The Mount Eagle Estate on the ridge — The Eyrie, The Panorama, Summit Drive — has Arts and Crafts homes under heavy tree canopy. The lower streets near the station along Charlton Road, Alandale Road, and Silverdale Road are interwar California Bungalows and Spanish Mission homes on generous lots. Over 80% of residents own their home, the median age is 46, and the predominant age group is 60–69. This is a suburb of established families, empty nesters, and retirees in large homes with large laundry loads.

Eaglemont is hilly — the Griffin streets wind and curve on steep grades rather than following a grid, so GPS is essential on a first visit. The lower streets near the station are flatter and more straightforward. Street parking is generally easy throughout — wide nature strips, very little through-traffic, and most homes have driveways. Silverdale Road and Alandale Road near the village shops can be tighter. Almost every pickup here is a front-door collection from a freestanding house with an open front garden. The handful of small apartment blocks on the suburb’s edges (Lower Heidelberg Road, Ashby Grove) have basic intercom entry — include your building details when booking.
